What do I need to bring? You will need to bring sheets, towels, paper products. An extra blanket for your comfort. If you would like to rent sheets/towels, additional blankets, etc. please visit Cottage Linens.
When is In-Season? The first in-season week always includes July 1st and runs for approximately 9 – 10 weeks.
When is peaceful Season? Any week that doesn’t fall in-season; typically, May, most of June, September & October.
Do you allow early Check-In? Check-In is typically each Saturday (unless otherwise noted) between 3PM & 5PM. You may see our office closed to the public until 3PM. We ask our guests and owners to allow us the whole change-over time to ensure the home is prepared for your arrival. If requested and if the home is ready prior to check-in time, we can certainly contact you via your cell.
Do you allow parking at the home prior to Check-In or post Check-Out? We ask that guests not park at the home prior to check-in or after check-cut. Staff may not enter the home if they think someone is there, passing your rental to prepare another causing your check-in time to be later than anticipated.
Do you allow late Check-Out? Check-Out is at 10:00AM. Unless there are extenuating circumstances, we do not. We do our best to make sure the home is prepared for the next guest’s arrival. In most cases we need the entire change-over period to make that possible.
What is your cancellation policy? We highly encourage you to purchase Travel Insurance available on our website at the time of booking. Please see below excerpt from your signed rental agreement.
“I understand that if I choose to rent a property sight unseen and I am unhappy with the accommodations, Owner/Landlord will make every effort to make my stay comfortable and enjoyable, but I am not entitled to a full or partial refund. If available and I choose to be placed in a different cottage, for any reason I agree to forfeit my original payment in full and pay the full rate plus tax and any other associated fees for the new unit. If I must cancel for any reason, including but not limited to acts of God, acts of governmental agencies, bans, terrorism, fire, strikes, war, criminal acts, inclement weather, mandatory evacuation of area, power outages, pandemics/epidemics, endemics, outbreaks, and construction noise from nearby sites, I understand that Sand Dollar Real Estate, LLC and the Owner/Landlord will make every effort to find a guest to replace me. If this occurs, I will receive the rental fee back less 20% of the full rental rate as a service charge, no exceptions. If the cottage is not rented for that time period to another guest, the Owner/Landlord is entitled to keep my rental fee in its entirety.”
Can we have overnight guests? You’re welcome to have overnight visitors as long as you don’t have more guests than the maximum capacity the property allows.
What if we need additional parking? The Town of Kennebunkport now regulates both parking and the number of guests allowed at any short-term rental. If a property does not accommodate the number of vehicles or guests in your group, you should not rent that particular property. However, if you are booked into a larger property with limited parking, you may contact the Town of Kennebunk to explore overnight street parking options. Can I bring my pet? We totally understand—pets are family! However, only properties listed as “Pet Friendly” allow furry companions. Most of our rentals do not permit pets, and if a property states “No Pets,” it’s not because we haven’t asked—trust us, we’ve inquired many times over the years, and the answer has always been a polite but firm no. There are a couple of key reasons for this: Home insurance policies have become much stricter when it comes to short-term rentals, and many homeowners are bound by these rules. Allergy-friendly accommodations – We have guests who specifically choose non-pet-friendly homes due to dander allergies. It wouldn’t be fair to them if we made exceptions. As much as we love animals, we have to respect the policies in place. If you’re looking for a stay with your furry friend, we’d be happy to help you find one of our Pet Friendly rentals!

What is considered an emergency; something that can’t wait until the rental office is open? No hot water, running water, broken pipes, backed-up sewer/septic lines. After hours lock-outs may result in an additional charge.
Good Neighbor Guidelines:
Please keep in mind that in order to offer their home to a guest the owner needs to obtain a Short-Term License on an annual basis. Complaints from neighbors whether guests or homeowners regarding noise, too many guests/vehicles can result in the owner losing their right to rent their home. Please adhere to the maximum number of guests/parking spaces at all times. Please understand any formal complaints made against your party could result in eviction and forfeiture of your ability to return. All complaints filed are public record. Please read these helpful “Good Neighbor Guidelines” published by the town.
